It might be different in your County, so check, but you can put up an agricultural building for storage (although not housing livestock) under Permitted Development. If you want it for animal housing you should get PP, but once it is up, who is going to check? Unless you are unfortunate enough to have a Parish Councillor living next door! We put up a new barn right next to our cattle sheds (!) which at present is full of hay, straw and machinery, but I expect it will get filled with cattle in due course.
There is always the risk that they will make you pull it down if you go down this route, but if it is agricultural land then you should be able to put up a barn if it is not in a National Park or anything like that. You could try having a word with a local estate agent, one that specialises in agriculture, not just house sales. because they should know all the rules.

thanks for your help, our plans were refused at the development control commitee this morning , we had our chance to speak for 3 minutes to say why we needed stables but nobody listened, i had a letter from my vet stating that horses need shelter etc , i am so mad about the pompous councillors that run our lives one councillor said "that we should have thought about planning permission being refused ,before i bought my horses" the patronising b*****D . i am pretty disgusted with the lot of them , i am sure i am not asking for the impossible ,i live in the country i own horses and i need somewhere to keep them dry and warm on the field that it has taken me about 10 years to find , and i actually own, i am just going to build them anyway or maybe cunningly diguise them as a huge barn!!

What if you don't actually concrete stables into the ground. They are moveable then. I know someone who has done this. Worth a try. Can your field be viewed from the road?

no they have'nt made it up,it is a term used to explain exactly what is says,it came about because of the diversification of farms going out of buiness, its often frowned upon,as planners have a strict set of rules so all thius crap about they have to help farmers diversify applys only to the that have there tongue down the councilers pants,or are going to provied job, that all there interesred in is how its going to look on paper ,good luck anyway, now the single farm payment is in force, you could build your argument round the fact that you need stables (with turn out area to comply with regulations,

Wish I had seen this earleir! If the reccomendation is for refusal, then you can ask for tehapplication to be deferred - this gives you timeto have chat with the PLanning Officer. But, its done now - what you should do ( especially if you are having sheep, is either apply for samll storage barn (to keep hay in for your sheep and for lambing - and make sure that you emphasise your commitment to the envireonment by cycling to and from the field on your daily svisits ( i'm not jjoking!), or - shrug and buy a mobile shelter - ther are many on the market and some of the really goos ones have bellss and whistles on with added storage lean-tos etc... Best of luck - I'min Cumbria too and have heard tales about teh planners!

thanks for info, i think they are all mad , got the forms through to appeal but i think it will cost to much , theres so much that i didnt know before i applied, i wish i had just built them and saved myself about 700 quid what with the planning fee and the stable plans , i even had to buy a map from the council for £22.50 becouse they said i had drawn the lines showing where my land is, to thick on the os map that i originally sent in, and they coudnt see how thick the boundarys of my field were as i had used blue felt pen, they needed it to be clearer!!

I would think the mobile field shelter is the way to go.
