The new owner of an adjacent garden which backs onto our paddock has erected 3 garden building ie large gazebo, summerhouse and shed, which all sit on our fenceline so the rain water runs into my property. As if my my field doesn't get wet enough in the winter !! He has now said he wants to come onto my property to finish off the wooden structures and can only do it from my side as he has left no room to do so on his. He even took down part of the fence to come through without my permission and my ponies could have got out, but I saw him and asked if he could put back the panels. I also have chickens & ducks which will escape into his and pointed that out. His reply was he will eat them if they go through. So now he has refused to put back the fence panels saying it is his fence and he can take it down if he likes and come onto my property to fix his new buildings. I know the fence is his but surely he can't just take it down and let my animals escape! We never had any problems before he moved in. I am worried that his dogs will come through and cause havoc for one thing. Now I am going to have to pay for solicitors to sort this out. So annoying I am sure I can't just go into his garden when I feel like!

oh neighbours oh neighbours,I can't help you happyhacker only to say go to a Solicitors,we went two days ago because of new neighbours who have decided we have no axcess to our field,and have put a fence up on our gate their side,my son's girlfriends horse can't come out of the field now.
why are some people such a pain? I hoe you get it sorted out,and it all works out for you.

Thank you Veronica. I hope you sor your problem out too. So annoying having to spend money to proof something you already know. This guy says he is a police officer so surely he knows he can't trespass and the law about dogs on agricultural land.

Put a secondary fence up. He can take his down all he wants but can't touch yours. Small price to pay if it prevents injury to your animals if they escape.
Not sure on the run off front - I know with structures that require planning that you have to consider where the run off will go. Not sure what the case is with structures that don't require planning. If he was reasonable I'd suggest asking him to put guttering up (or even if you can) which can then be diverted away from your field or collected in a water butt.
