good credit? Only a small loan to get yard at home repaired enough to get a couple liveries in? I have had a few offers even with lack of land (weirdly) the only downside to all this is trying to figure out what to do about Timmy and Leo :/ . I have some decisions to make that i dont really want to but it seems i cant come to any other conclusion right now.

You could start a livery cooperative with select liveries as initial share holders. I know someone who started a livery like that with minimal banks involved 20 odd years ago. She had it contracted in so that she could buy them out over whatever number years (it varied between clients and investment). It also means that liveries are more likely to invest effort as well as finances . Maybe worth a thought. x

happysnail im bit slow on understanding can you kind of explain .... that or il come back and look again later and see if my brain kicks in. PB yes i dont wanna be loan sharked lol . I need enough to fix fencing and concrete yard and perhaps have a hard standing area seeing as ground gets so wet. Thanks peeps by the way

From what I understand, liveries put in start up cash to build stables, feed room, tack room, toilets and were essentially share holders once other liveries came in. They got to vote proportional to investment on running of yard (what needed doing, running of yard, setting up jumping paddocks, facilities, field shelters). I think there were various deals where investors could either get reduced livery or have their share bought back with modest interest. I know exactly nothing about business but I know they helped financially and physically with the labour setting up the livery and had been bought out after 5-10 years.

Plan scuppered as usual. Mum is wanting to rent pub out so il be lucky to even have my own yard. She is moving into the cottage so i no longer have my bolt hole and no doubt she will wreck that to. She offered to rent me the pub like i can afford it and it wil be full of her stuff freezing cold and still floods so maybe she wont get rent cant see anyone wanting it. Bit cheeky though seeing as i own a quarter of the place. I really just give up i dont actually think i can be bothered anymore. If anybody thinks they can help with rehoming my horses then please do the rest i fear will have to be gone some point soon but i cant face this anymore .... Yep it sounds stupid but im too tired to keep worrying anymore.

If anybody needs a small loan then the best way by far is a credit union. You join, and pay in a small sum each week/month and can borrow sums as well. If you google you will find one in your area. www.creditunions.co.uk/
