As tittle says any ideas of price's per acre in your area i'm looking at buying 1 acre more if possible and the trouble is a lot of smaller places are sold for silly prices to be built on !
i know in my area newforest its about 20 thousand an acre but i know some areas are 5000 an acre !

It depends on the area and the size you're buying! Round here, smaller acreages seem to be going for up to £9k an acre while larger ones, a bit further south than me (further into South Shropshire) can be £2k an acre. I've only seen a couple of plots of an acre or so for sale round here and they were £20k+.

I think its cheaper the more you buy. My friend bought 9 acres for 35.000, an acre is more likely to cost about 6k and more than 10 acres around 2.5 k to 4K depending on location etc.

The £2k was for about 30 acres of upland pasture There was a field opposite it for sale, 6.5 acres, around £30k (probably would take less considering the area). About 20 miles south of here land is about £3-4k an acre, on average, but closer to home it's more like £6k for under 20 acres, £5k for over. That's south Shropshire though, I think north Shrops is a bit more expensive and most of the land I've been looking at has been hilly.

Last year I bought 3 acres for just over £9k per acre. I was worried sick for ages after we bought it thinking i'd paid a lot for it but I watched prices steadily rise to approx £13k per acre for a similar size field. I do know of a 4 acre field that has just been sold for £105k - unbelievable!

What I'm about to say will scare you. The land opposite my house is 2.3 acres of land which is saturated in wet weather, therefore not suitable for year round grazing. There are provisions for electricity, but no line going to it, so not connected, although water is. There is a barn plus hard standing. Planning permission has been attempted for 20 years, time and time again in different formats, refused outright every time. Essentially it's glorified storage and part-time grazing (summer only).
That 2.3 acres has just gone for £155, 000. Yes, that is a commar, not a full stop. The village is raising a consortium for the money (with a benefactor buying it upfront) to stop pikeys getting it.
Modified to add that two other bids were for £150, 000. Both allegedly pikeys, depending on who you believe!

My friend had just paid £25k for a one acre paddock adjacent to her property - the owner had her by the short and curlies! But 25k!! I'd have moved rather than paid that!!
