There are a couple of nice properties in that area I might have a look at, but it's a long way from here and all my family. Is it a nice area, are the locals friendly, will I make friends easily?

Well if you can find me a comfortable house with up to 13 acres and half a dozen Monarch boxes plus a full sized manege near here for £450k let me know. And come for a cuppa any time - you could still come if I have space and am near the sea!!

I live in Fishguard, about 40 mins drive from Narberth.
Narberth is a lovely village, but gets very busy in the summer! It's just off the A40 which is the main route in and out of Pembrokeshire. I've been on a ride organised by the local bridleways group in that area, and there's some good hacking. Pembrokeshire is wonderful - don't tell too many people though as we don't want it to get too crowded..........

I have sort of arranged with my friend near Aberystwyth to have a couple of days viewing property there and getting a feel for the area, once my yard is sold and my house is back on the market. There are a couple of properties which are really good value compared to what they would cost round here. Thanks for your input everyone.

Did you make your move?
I'd say it depends on how often you need to get out of Wales! I live in Swansea and find that its a good mix of countryide and amazing beaches but easy for M4 as I have to go to Cardiff, Bristol and London often. Once you drop off the end of the M4 a few juctions away in Carms it then becomes much more of trek if you want to get out of your own neck of the woods.
Saying that Narbeth is very sweet. The village Llawhaden that Sascha mentions looks very pretty with good riding. There is a great western riding place called Sycamores Ranch there too, so the owner Elaine might be able to give you some more local horsey low down too.
