I can totally understand your annoyance with being at livery, but being on your own isn't always a bed of roses Things to consider: field, yard and fence maintenance plus muck heap removal, who is responsible? If you want to start riding the older horse (Ellie?) you will have the other one left home alone. Do you need hacking company once you start riding again? You will be responsible for sourcing hay, bedding etc., not always as easy as you think, plus you often need to buy in bulk, I had to fork out over £700 in one go for my hay this summer, although this should last a while I think you live with bf so you probably don't go on holiday with your mum ( ) but can you get cover if you are both away/busy/ill? All said and done I'm much happier with my own place though, even if the mud is awful! I do know of a small diy yard near me that will have a space or two coming up but not sure if it be too far for you? They are still turning out all day and mud could be a lot worse... pm me if you want more info, and I provide groom/holiday cover there

Thats ok Hannah. We are responsible for much heap removal and know someine who will do it plus have quote. Hayvand atraw is easy cause I have to source my own straw where we currently are plus the new place is closer to the guy that delivers it so he said it will cost less on delivery. Main wear and tear they will pay for but we are responsible if our horses wteck something. They had tenants whos horses crib bites so they expected owners to replace the fence posts. It will mean we cant hack out together unless we find a companion. Ellie will hack alone and I used to keep my hirses in the area so know people I can meet up with if needs be.
I have a friend I can pay to check on them. She recently did them for me when oh and i went to see his parents befire xmas.
I know its not going to be perfect. Nowhere is perfect which is y ive tried asking as many questions as possible so there are less surprises.
sorry hannah but i think u will b too far out. new place is same distance as current place. i just need them out. ellie is miserable, lady is stroppy (she threw a poop scoop with poo in it at me again) and mums mare has turned into a nervous wreck. she is normally so calm and bombproof but she is currently shaking at the tiniest noise. it is so bad to see them like that. i know the fields are wet but if could just have an hour out to keep them sane it would help. its not like im asking loads.

Main wear and tear they will pay for but we are responsible if our horses wteck something. Make sure you get that in writing and define what is 'wear and tear' otherwise you could end up doing all repairs - especially if they never quite get round to doing it when it is needed.

Good idea specialized. We are arranging to go back for a second look and we will look at the agreement we will have. I will make sure that is included. The owner did advise that we take pictures of any damage that is there currently so we cover ourselves too. He seems pretty straight and has outlined what he expects from us so we pretty much know what we are letting ourselves in for (hopefully).

Sounds like you have thought it through carefully. Try to find out who was there before, how long they stayed, why they left and what the yo is like. I wasn't suggesting my yard, no room for extras! It's someone I ride for up the road

Oh cool. I have had a chat with someone who has known them for years and keeps her horses down the road. She says they are really nice but have had bad experiences with people renting it before. They have had the land trashed and had to replace fencing before. They have turned people down but want us. Hopefully it will be good.

In wanborough near the marshes. I just want to settle somewhere and i guess having the freedom will be nice. Its just hard when they are so unhappy and you feel helpless. You know what Lady is like. Nothing fazes her but she is so stroppy at the moment.
